Moran Ranch is an approximate 500 acre master planned development in Willis and Conroe.


It will be comprised of approximately 900 residential lots and approximately 190 acres of commercial development along I-45.


The residential development will have a broad range of lot sizes to provide affordable homes for all walks of life. 

Additionally, a new frontage road is proposed to extend from FM 830 to FM 1097 to service the new commercial development. The first phase of development is expected in early 2021.


The Grand Oaks Reserve, which is a subdivision consisting of approximately 1,000 homes, 250 condominiums and 400 apartments, is currently under construction.


The subdivision also has plans for parks, a lake, natural preserves and a nine-hole golf course.


The homes in the building plan are designed as giving quality living for a different price range.
